Does water stand below your house after heavy rain? Some pier & beam foundation structures have improper exterior surface grading, preventing rain water from draining away from the building and allowing it to run or seep below the structure. You may be able to prevent this from occurring by simply performing some dirt work around the exterior foundation and directing the water to “run-off” to a lower elevation. Other causes of standing water below a house may be the result of an excessively high water table during times of heavy rain. In this case, water “pools” under the house and until the water table is lowered from evaporation from the sun, water may remain there for days.

Whatever the cause, a properly installed automatic sump pump with a basin is sometimes the wisest solution. Levy & Son plumbers can determine the best location for the pump and perform most of the work. The process involves adequate excavation for the sump basin, placing the perforated basin and the pump surrounded with filter cloth and aggregate rock, and installing the discharge piping to an appropriate location. A 120V electrical outlet is also required to operate the pump, which if none exists, will require a licensed electrician. When the water level inside the basin rises, the pump automatically is activated and begins pumping the water through the discharge pipe to prevent “pooling”. Depending on the circumstances, we may determine that the best location for the pump is on the exterior of the foundation.
